Profile
Medical Properties Trust, Inc., headquartered in Birmingham, Alabama, is a real estate investment trust that invests in healthcare facilities.
As of December 31, 2025, the company owned interests in 384 facilities with a total of 39,000 beds in the United States, United Kingdom, Germany, Switzerland, Spain, Italy, Finland, Colombia, and Portugal. The facilities are leased to a total of 50 tenants: general hospitals, behavioral health facilities, urgent care facilities, and post-acute care facilities. As of December 31, 2025, its largest tenants were Circle Health Group, Priory Group, Healthcare Systems of America, Swiss Medical Network, and Lifepoint Behavioral.
The company was criticized for its former relationship with Steward Health Care, in which it purchased properties from Steward at inflated prices and negotiated leaseback transactions at inflated rents, boosting the company's earnings in the short term and enriching its executives, while misappropriating funds from hospital budgets. Steward filed bankruptcy in 2024 and MPT severed its relationship with the company. Wikipedia
